  • If you bring us a photo of the area you would like to construct your new conservatory and some rough measurements and we will draw up a 3D design for you. The design will allow you to see the conservatory from every angle and you can enjoy this as part of our FREE design and quotation service

  • Survey
  • One of our experts will be happy to visit your home and take some detailed measurements. This will allow us to give exact position of the windows and doors. If your site needs to planning permission, we can sort it out with your local company.

  • Finishing
  • We can lay underfloor heating, cermaic tiles, electic wall sockets and even ceiling fans. We clean up afterwards and do everything to ensure you are happy. We look forward to working with you and we hope that you'll take the time to complete our questionaire to ensure you are 100% satisfied!

  • Installation
  • We handle everything in-house to keep your price down. This means we'll handle things such as digging foundations, forming a base, building a dwarf wall, erecting frames, roofing, tiling, plastering, and fitting glass. We schedule everything with precision so you know exactly what's happening, when it's happening and who's completing the task.

  • Do I need planning permission for a conservatory?
  • Vadezza will take care of this for you, but for your information, here is a summary of the basic facts. In most cases you will not require planning permission for your conservatory under the present legislation, unless you are adding a conservatory to a house that has already been extended. You may also need to check if your house is a 'new build' as developers sometimes place restrictions on them.

  • So I can build any size conservatory?
  • You can build quite a number of conservatories without planning permission. In order to build without planning permision you must adhere to these simple rules. (1) They are built at ground level and are less than 30 square metres in floor area. (2) At least half of the new wall and three quarters of the roof is either glazed or translucent material. (3) The conservatory is separated from the house by external quality door(s). (4) Glazing and any fixed electrical installations comply with the applicable building regulations requirements.

  • Are there any other requirements I should be aware of?
  • Yes, they are as follow:

    (1) No extension forward of the principal elevation or side elevation fronting a highway. This means that any conservatory on the front or side of a house that will be closer to a public highway than the original house will need planning permission. A highway is any public right of way including footpaths.

    (2) Maximum depth of a single-storey rear extension of three metres for an attached house and four metres for a detached house. The width of a conservatory running along the back length of a house is not constrained at all unless it projects beyond the house which is constrained by rule 3. A house is only detached if there is no solid structure connecting it to a neighbour. A "link" house is therefore not detached nor would be two houses with a common garage. The rules on what counts as being detached have not changed from the previous ones.

    (3) Side extensions to be single storey with maximum height of four metres and width no more than half that of the original house.

    (4) Maximum eaves height of an extension within two metres of the boundary of three metres from the lowest point on the ground.

    (5) No verandas, balconies or raised platforms.

    (6) On designated land no permitted development for rear extensions of more than one storey; no cladding of the exterior; no side extensions.

    (7) No more than half the area of land around the "original house" would be covered by additions or other buildings

    (8) Maximum height of a single-storey rear extension of four metres.

  • Roof Options
  • (1) Solar Glass Roof

    The solar glass is treated both externally and internally and offers heat control in two ways. In the summer it reduces unwanted heat gain and in the winter it reduces heat loss.

    (2) Polycarbonate Roof

    This will reduce glare by up to 86%. In addition, it offers heat insulation as heat trying to escape is radiated back in and it protects from unwanted heat: preventing 80% of suns solar energy from pentrating the conservatory.

  • Colour Finishing
  • You have a large selection of finishes to choose from. Our woods can be handpainted to suit your new design. Just have a coffee with one of our designers and they advise you on best color scheme to go with your home.

  • Glazing Designs
  • Some people like plain glass. However we can offer the option of bevelled glass and even commission your very own design for additional style and elegance. Couloured glass will offer a variety of subtle shades with diamond or georgian lead patterns to create a visual treat. Bevelled glass will gives a stunning perception of depth and elegance.

  • Underfloor Heating
  • There are variety of choices that range in performance and price. Electric, water and solar powered underfloor heating can be installed to give that extra sense of luxury and comfort.

    Underfloor heating will distribute the heat evenly through your conservatory and also reduce the amount of heat escape through windows and walls further reducing your fuel expenses.
